  Don't cut corners on permits
       
  FORT LAUDERDALE, Fla. – Dec. 10, 2015 – Question: We are trying to put up a storage shed in our backyard, and the permit process is stalled because the city is saying we can't put the shed where we want due to a "setback." We just want our shed. Can you explain what's going on? – Rubin
Answer: A setback is a local rule not allowing you to build anything a set distance from your property line. For example, you may have to leave 25 feet from the side of your property free of structures. There may be only a few spots on your property where you can build your shed. When you bought your home, you should have received a survey that shows where the setbacks and easements are.
As frustrating as it may be, you'll have to be patient with the city's permitting process. Complying is your responsibility, even if you are using a contractor.
Homeowners should insist that contractors follow the permitting rules, even if the contractors say they can work around them to save time and money.
The homeowners are the ones who will be penalized if caught. The city can impose heavy fines and even force you to tear down the structures.
Finally, permits need to be "closed" when the work is complete in order to avoid a huge hassle later, so make sure the contractor does this before you make the final payment.
